One of my private investors called me yesterday and asked me if I had anything in the pipeline that he could invest in. He had some CDs mature and the rate that the bank offered him was - GET THIS - less than 3%. And that was IF he left his money in for THREE YEARS.

He caught me by surprise because I've been focused on apartment buildings lately, so I don't have anything that's teed up at the moment. But there was NO WAY I was going to tell him that. So I said SURE! And asked him how quickly he could write the check When he said - "How does next weekend sound", I knew right then that I needed to get busy and find another Set and Forget Rental home!

And because I've received a bit of interest lately in the way that I find, buy, and rent my properties, I decided to turn my search into a learning workshop for a select small group of folks.

A learning process that will start with me looking at the MLS and other sources like Craigslist to decide what house to buy, and that will end the day that I trade keys for cash with my new renter.

A select group will get to look over my shoulder, participate, and ask questions every step of the way - for SIX WEEKS. It doesn't get any more hands on like that.

And if you're not careful you might even find a house that YOU like along the way!

We're going to go step by detailed step:

Step 1: We meet via the Internet on May 26th at 7:30 - 9:30pm.

This is going to be a Webex web conference. We're going to review what types of houses that we should be looking for and where I'm going to look for them. And WHY I do both. When we're done you'll have a SPECIFIC list of characteristics for your rental house that you'll simply hand to a realtor when you're ready to start looking.

Then in the second half of the meeting we're going to review three sources of houses for sale, and I'm going to take you step by step through each listing and then narrow the list down to 3 or 4 houses - with you watching and asking questions along the way via the internet on your own computer.

Step 2: Negotiation

Once I narrow down my list I immediately start negotiating with the listing agents, and I generally do this via email. You'll be blind copied on every email, and if there are any phone calls I'll either do them via a conference line or if that's not possible I'll email the results. This alone is worth the price of admission and my process will save you grief and countless hours of wasted effort working with realtors that don't want to play ball. My goal during Step 2 is to negotiate my purchase price - before I have even seen the property!

Step 3: Field Visit on Saturday May 30th at 10am

It's time to get out and see properties first hand. We're going to see at least four properties inside and out. From the way the house looks from the street to the way the basement smells, you're going to learn everything that I look for when selecting my Set and Forget rental homes, and most importantly, what things are absolute deal breakers.

And if I only buy ONE - there may be three more perfectly acceptable Set and Forget houses available. Know anyone that might be interested?? 

And you're going to learn why these visits should only take about a half hour to complete.

Step 4: More negotiation

This time the purchase agreement. There are very specific things that I include in my purchase agreements so I can rent my houses BEFORE I even close on them. You'll learn what my MUST HAVE clauses are when it comes to creating the Purchase Agreement. And by the way - I make the SELLING AGENT work for me to create it the way that I want it!

You'll participate in this process via email, and we'll have another Webex meeting to review the purchase agreement so you understand why everything that's in it is important. And you'll get a copy of my purchase agreement to keep and use as a template for your own deals.

Step 5: Inspections

The houses in the areas that I buy require three specific inspections. One actually required by the city and two required by me. You can attend all three of them if you like, and you'll get a copy of the inspection results from each of them to keep.

Step 6: Still More Negotiations

The inspections always uncover opportunities to renegotiate the price of the house. In this step you'll learn one of items that I ALWAYS negotiate for and how it helps me own truly Set and Forget Rental Homes

Step 7: Move to Closing

You'll participate in my email and phone calls with the Title Company (I use my own for my side of the transaction - find out WHY!), and my emails with my insurance agent. And you can personally attend the closing.

Step 7: The Rent-Up

We will have actually started this BEFORE closing, and my goal is to have a security deposit in hand PRIOR to closing, but in any event you'll learn my rent-up process IN DETAIL.

We'll do another Webex and review the process, then we'll get busy with online marketing, offline marketing, open houses and tenant screenings. So in a nutshell you'll participate in EVERY step of this process, and you'll get to ask as many questions as you have.

In addition to working side-by-side throughout the process, though, I'm also throwing in a several cool bonuses:
